Proposal for the reconstruction of the former "Krayan" plant car-repair shop in Odessa (Ukraine) into a boutique hotel.

The project is dedicated to the proposal for the reconstruction of the historic building of the car repair shops of the out-of-service "Krayan" plant in Odessa into a hotel as part of the social and cultural center.
One of the former industrial giants of heavy engineering in Ukraine, the "Krayan" plant has not been functioning since 2000. The complex of the plant consists of buildings of different construction periods. In 2016, the surviving administrative building was reconstructed as part of the Odessa City Hall, the rest of the territory remains in complete desolation.
It is proposed to carry out a comprehensive reconstruction of the territory of the former "Krayan" plant with its conversion into a large administrative and cultural center of Odessa.
This proposal is dedicated to the reconstruction of the former main steam locomotive depot of the Odessa railway with its transformation into a multifunctional space of a boutique hotel, which, in addition to residential rooms, includes a restaurant, a banqueting hall, a multifunctional conference center, a fitness center complex with a swimming pool and gyms.
The building was constructed in 1883 according to the project of the architect A.D. Todorov. It was a true masterpiece of neo-renaissance industrial architecture. The structure consists of two parallel prismatic volumes, with a total area of about 500 m2 and a height of 10.5 -13 m.

Since the building is very beautifully perceived both from the outside and from the inside, during the reconstruction it is proposed to preserve, restore and leave visible all the most beautiful elements of the building.
It is proposed to provide the main entrance to the hotel from the side of the future public center. Separate additional entrances to the restaurant and conference groups are expected at the ends of the building.
It is proposed to leave part of the building open to its full height, which will maximize the preservation of the spirit of a masterpiece of industrial architecture of the late 19th century, as well as create a unique interior space for the restaurant and banqueting hall. The remaining parts are proposed to be divided into three levels, with the placement of a multifunctional hall and a conference group, the kitchen area of the restaurant and the administrative part of the hotel (1st floor), as well as hotel rooms.

The residential corridors of the hotel are designed in the form of open galleries leading into the banquet hall and the hotel reception open to the full height.
It is also proposed to arrange an underground floor, which will house a fitness center, swimming pool, gyms, as well as technical premises of the hotel.
The main semantic "message" of the reconstruction of this historical building is to preserve, give a second life to the architectural masterpiece of industrial architecture of the beginning of the last century, as well as create a unique look of a new hotel.
